He moved heaven and earth to make this happen, here’s some things he did: - Tell us everything that’s wrong with every home we visited, instead of trying to sell us on closing deals quickly. He used to build and it shows, he has a really deep understanding of how homes are built. This is especially important in NJ where many of the homes are very old and have had additions done, often badly. - When we found our perfect home, he guided us through a strategy that was aggressive but fair. We gave a fair offer on the home, not high _and not low_. He then played every card to get them to take it. He got the listing agent to cancel the open house in favor of our offer! This was during a really hot market. - Both buyer and seller walked away happy - we paid a fair price for the house and the transaction was quick and smooth. - Immediately after buying the house, the market froze up while we were selling the condo. - Murray guided us through strategically lowering the price but not too much, and screening predatory offers. - He designed an exit strategy in case we don’t get a good offer. The plan was to upgrade the condo and carry it into the next season. He told us like it is - this will probably work but there are often unexpected costs, it’s better to sell now at a fair price. He priced it out for us since he can do the general contracting on this kind of work. - When we did get a real offer, Murray organized with the buyer’s agent to minimize haggling and get everyone moving. - The buyer had no requests after inspection. This is, of course, not entirely due to Murray, but he did make it clear that they are paying a fair price and that we might walk if there are any problems. - We ended up with a good sale price for our condo in an ice-cold market. The result is that we sold our condo at a good price, bought our home at a good price, and are now living in our dream single family with the mortgage almost entirely paid off and everyone happy. We got very unlucky with the timing but ended up with literally our perfect home, we couldn’t be happier. You should work with Murray if: - You appreciate honest, incredibly knowledgeable people who are looking to buy and sell at prices that make sense for everyone. - You want someone who will tell you the unvarnished truth every time. - You want to trade aggressively but at fair prices for good homes.
